Basingstoke Gateway, Oakdown Farm
Newlands Developments has submitted a planning application to Basingstoke and Deane Borough Council for Basingstoke Gateway, a high-quality new logistics and employment space at the Oakdown Farm site, off J7 on the M3. The application reference number is 23/03120/FUL.
JUNE 2024 UPDATE: We have submitted updated information that positively responds to the requests made by Basingstoke and Deane Borough Council officers in their consultee responses provided earlier in the year. Newlands has responded positively to the previous Appeal Inspector’s comments and is bringing forward a full planning application for critical supply chain infrastructure. This is made up of eight high-quality, environmentally sustainable buildings, embedded within generous landscaped areas, that will assist the Council in satisfying a longstanding and growing unmet need for this use in a strategic and highly accessible location.

Our submitted plans include:
- Eight units in six blocks providing 920,000 sq ft of floor space.
- Largest building has been reduced to 275,000 sq ft.
- A real terms reduction in maximum building heights.
- 59,000 sq ft of ancillary office space proposed.
- Estimated 1,070 on-site jobs for local people, of which 566 are professional or highly skilled jobs.
- 380 construction jobs.
- £39 million cumulative business rate income to 2042.
- £1.5million invested in a new bus service from the site to Basingstoke town centre.
- Biodiversity Net Gain of 168% in terms of hedgerow units and of 29% in terms of habitat units.
- Dedicated cycle and pedestrian routes.
- Significant, privately funded infrastructure to provide access that will enable the future delivery of South Manydown.
