These proposals only relate to Plot 1, where we are proposing a smaller, revised building. The rest of the site will be delivered as approved.
We are proposing one smaller building of around 13,500 sqm, replacing two larger buildings previously approved (totalling around 44,600 sqm). This change remains within the approved site boundary and height limits.
The wider site continues to come forward in line with the approved framework — including the access, drainage and landscape strategy already secured through the existing consent. The revised Plot 1 proposals are being brought forward alongside that framework, not in place of it.
A Construction Management Plan will be put in place to manage traffic, routing and working hours. Newlands will work closely with the local authority, parish council and stakeholders to ensure construction is well coordinated, with clear communication maintained throughout the build process.
No. The proposed building is significantly smaller than what already has permission.
Since the original permission was granted, there is now demand for a different type of building on Plot 1. The revised proposal reflects the needs of a specific occupier.
Two linked applications are needed. One removes the two previously approved Plot 1 buildings from the existing consent, and the other seeks approval for the new, smaller building we are now proposing. This approach ensures the wider site can be delivered exactly as already approved.
The building will operate differently, with more vans and fewer HGVs. Updated transport assessments are being carried out to understand these changes and ensure impacts are properly managed within approved limits.
Yes. The site sits next to Junction 7 of the M3 and the A30, offering strong access to the strategic road network. It is already recognised as a suitable location for logistics and has planning permission in place.
No. The building sits within the same height and design parameters already approved. The landscape framework, including planting and screening, will be retained and built upon.
